Elysium is not a standard build. It’s a minimum viable village designed for a new living experience, with real constraints and non-standard components.

Preconstruction is where this either becomes financeable and buildable—or it becomes expensive fiction.

The mission (what you’ll actually do)

You will lead the preconstruction engine that turns concept into budget reality: estimating, constructability, procurement strategy, schedule feasibility, and GMP readiness.

You will:

Own estimating strategy and cost models from concept through GMP.
Lead constructability reviews and value engineering without killing experience yield.
Build a procurement and long-lead plan tied to schedule reality.
Coordinate design-development with cost/schedule feedback loops.
Create bid packages, scope clarity, and subcontractor alignment to prevent change-order disasters.
Serve as the early-warning system for cost, schedule, and design risk.

Profile we’re looking for (non-negotiables)

10–20+ years in preconstruction / estimating leadership on complex projects.
Strong command of DD/CD phases, scope gaps, and trade coordination risk.
Proven ability to reduce cost through smart system design—not cheap substitutions.
Deep familiarity with long-lead items, procurement timing, and bid strategy.

What you’ll build in your first 90 days

A credible cost plan with alternates and sensitivity ranges.
A procurement map: long-leads, bid timelines, package strategy, and risk mitigations.
A constructability and VE roadmap tied to design milestones.
A “GMP readiness” checklist so we don’t walk into pricing blind.
